Sell your Home Quickly this Year You know how it is. You have found the home of your dreams and had your offer for it accepted by the seller. Now you’ve got to sell your own home, a goal that shouldn’t be hard to reach according to a realtor.

Your property then gets listed on the market and there is a ton of interest from potential buyers within the first few days. Soon it comes to a halt. A few weeks pass, then months and you are no closer to selling your property than when you started. Even worse situation, your buyer pulls out just before the closing will take place. Deciding to sell your property with a realtor can be a protracted process. The expenses are outrageous, especially after you factor in the fees of the real estate agent on top of the added legal fees and mortgage payments you will have to pay while you wait for your house to sell. And if you can’t get a fast property sale you could lose the home of your dreams too. In these circumstances, no wonder moving home is considered one of life’s more stressful adventures. There are two alternatives to selling with an estate agent. The first is to sell direct to a buyer over the internet. The other option is to hire a company that will buy homes direct. Such companies advertise cash for property offers on the web or in newspapers. There are certain advantages and disadvantages with each method. Hundreds of home owners sell their house in the UK every month privately. You save on realtor fees, which can be as much as 3%, and you have control over the deal. And you won’t have to get a Home Information Pack from the Government after they become mandatory in June 2007 (private sales are exempt). However there are disadvantages that should be considered. If you advertise online, and have to sell a house quick, you will need to commit lots of time to promoting your home. You’ll need to sign-up on multiple private sale internet sites, to increase your chances, write-up a description of your home and add it on the web sites along with photographs. Then you’ll be dealing with the inquiries personally and spend a lot of time drafting answers to help sell the property. You’ll also continue to be open to the risk of not finding a buyer very fast or the high risk of broken chains and buyers getting out at the last minute. The second option when selling privately is getting in touch with companies specializing in quick sale services. You will get an offer from them, typically a day or two following, and the sale will take less time to finalize. The condition of the house doesn’t matter, and you won’t have to spend time trying to ’sell’ the home to the buyer. You will however need to be prepared to accept a lower than market value offer on the home. These companies will, in return for a fast house sale, buy at 10% to 20% discounts. As long as you’re willing to make a compromise on price, you’ll have yourself an immediate sale and, most of all, one that goes smooth.
